If you're in a state that experienced a huge run up in home prices like California you probably have discovered that even with the drop in prices the properties available still don't cash flow like an investor needs them to. Sure, you can buy a property, lose money every month on it and hope that the market will eventually rebound enough so that you can sell it for a big chunk of appreciation but that's the type of risky strategy that has so many people in trouble now.
